GREAT. THANK YOU MADAM CHAIR. UH, SEVERAL UPDATES FOR YOU ALL TONIGHT. THE MEGASITE SPINE ROAD CONSTRUCTION PROJECT WANTED TO PROVIDE AN UPDATE REGARDING THE FIRE ACCESS ROAD. OUR PUBLIC WORKS DEPARTMENT HAS COMPLETED ALL OF THE CONSTRUCTION THAT THEY'RE ABLE TO DO TO THIS POINT. UM, THERE IS SOME RELOCATION NEEDED BY ENCORE OF A COUPLE OF POLES THAT STAND IN THE PATH BETWEEN, UH, WHERE THEY WERE ABLE TO END THE ROAD AND WHERE IT NEEDS TO TIE INTO 33 49. SO WE HAVE GOTTEN AN UPDATE FROM ENCORE AT PRESENT. THEY ARE PLANNING TO RELOCATE THOSE POLLS, UH, FEBRUARY OR MARCH OF 2025. WE ARE WORKING WITH OUR COMMUNITY PARTNERS TO SEE IF WE CAN EXPEDITE THAT, UH, AS WE WOULD LOVE TO GET THAT PIECE OF THE PROJECT DONE AS SOON AS POSSIBLE. UM, ADDITIONAL UPDATES. RAY PERRYMAN, SO HE'S ALSO, IT WAS HIM AND HIS FIRM THAT DID OUR HIGHWAY 79 CORRIDOR STUDY. UM, SO ONE THING I WANTED TO REPORT BACK TO THIS BOARD IS JUST THE CONTINUED EMPHASIS ON WORKFORCE AND WORKFORCE DEVELOPMENT. UM, WE CONTINUE TO SEE THAT BEING SUCH A LEADING DECISION MAKING POINT FOR A LOT OF BUSINESSES ABOUT WHERE THEY LOCATE AS WELL AS WHERE THEY CHOOSE TO EXPAND OR LEAVE A COMMUNITY. SO THAT IS GONNA CONTINUE TO BE A CONSTANT PRIORITY FOR THE ECONOMIC DEVELOPMENT TEAM, WHICH IS PARTLY WHY I'M SO EXCITED THAT EMILY'S HERE AND CAN REALLY PICK UP THE BATON, UH, AND RUN WITH IT. SO, UM, KIND OF IN CONJUNCTION WITH THAT, THEY ALSO REALLY, UM, FOCUSED ON THE K 12 EDUCATION PIECE AS WELL BECAUSE THEY DO SEE THAT TALENT PIPELINE STARTING AT HOME. SO, UM, HOW WE LEVERAGE OUR LOCAL K 12, UM, IS GONNA BE REALLY CRITICAL IN FEEDING AND KEEPING THAT PIPELINE NICE AND FULL AND HEALTHY MOVING FORWARD AS WE CONTINUE TO GROW AND ATTRACT BIGGER BUSINESSES TO HURO. UH, THE HIGHWAY 79 CORRIDOR REPORT, SPEAKING OF, UH, IS COMPLETE. SO I WILL BE BRINGING THAT REPORT BACK TO Y'ALL IN NOVEMBER. SO, UH, I WAS HAPPY TO ATTEND THAT AND GRATEFUL TO TSTC FOR INVITING ME TO THAT, UM, PROJECTS. OKAY, SO AS WE STARTED TO DISCUSS WITH THE JOINT MEETING, UH, WITH CITY COUNCIL, UM, ON THE THIRD THERE IS AN OPPORTUNITY FOR THIS BOARD TO LEAN INTO YOUR ABILITY TO FUND VARIOUS INFRASTRUCTURE AND QUALITY OF LIFE PROJECTS. IF ALL OF OUR LAND SALES GO THROUGH AS PLANNED, THIS BOARD WILL BE IN A FINANCIAL POSITION TO ENGAGE IN THOSE PROJECTS. SO I WILL BE MEETING WITH THE CITY ENGINEER AND COLLABORATING ON WHAT IS ON THE CIP LIST, WHAT MAKES THE MOST SENSE FOR THIS CORPORATION TO POTENTIALLY FUND OR PARTNER IN SOME MANNER TO HELP EXPEDITE THOSE PROJECTS. UM, AND SO SOME OF THOSE IDEAS ARE GONNA BE KEY CORRIDOR ROADS THAT IMPACT WHAT WE KNOW IS GONNA BE FUTURE DEVELOPMENT. IT'S AN OPPORTUNITY TO GET OUT AHEAD OF THAT A LITTLE BIT, UM, AND PROVIDE THOSE IMPROVEMENTS TO THAT, THAT ROADWAY THAT ARE GONNA BE MUCH NEEDED AND REALLY IMPACTFUL. UM, OTHER THINGS ARE POTENTIALLY IMPROVING A TRAIL SYSTEM, UH, IN HUDU THAT'S RATED HIGH ON OUR COMMUNITY SURVEY, UH, CONSISTENTLY. SO THAT IS SOMETHING THAT THE COMMUNITY WANTS AND NEEDS. UM, A COUPLE OF OTHER ITEMS, EXAMPLES, UH, INCLUDE, UH, AN EVENT VENUE, UH, HERE IN HURO. SO THAT AGAIN, HAS BEEN SOMETHING THAT THE COMMUNITY HAS ASKED FOR. AND I KNOW VARIOUS COMMUNITY PARTNERS WOULD LIKE TO HAVE A SPACE WHERE THEY CAN GATHER AND HOST EVENTS AND FUNDRAISERS AND, UM, MEETINGS EVEN AND THINGS LIKE THAT. SO, UH, THOSE ARE JUST A SPRINKLING OF SOME OF THE THINGS THAT WE'LL BE DISCUSSING AND CITY ENGINEER AND I WILL BRING A PROPOSAL TO YOU TO CONSIDER, UM, AT THE NOVEMBER MEETING AS WELL. SO THAT'LL BE A LITTLE JOINT PRESENTATION WITH US. AND THEN THAT SHOULD SET US UP NICELY TO THEN TAKE THOSE IDEAS TO COUNCIL AT THE NEXT JOINT MEETING, UH, BETWEEN THE TWO BODIES IN JANUARY. WILL WATER WASTEWATER ALSO BE A TOPIC OF CONSIDERATION? IT CAN, UM, WE CAN TAKE A LOOK AT SOME OF THOSE. UM, AND THAT AGAIN, IS GONNA BE, UH, KIND OF A WORKING CONVERSATION, BUT IF THAT'S SOMETHING THAT Y'ALL WOULD LIKE TO MAKE SURE IS INCLUDED, WE CERTAINLY CAN. UM, I DON'T KNOW IF THERE'S ANYTHING OUTSIDE OF WHAT IS ALREADY UNDERWAY WITH THE SOUTH WASTEWATER TREATMENT PLANT EXPANSION AND SOME OF THE MEGASITE WASTEWATER LINES AND WATER LINES, ET CETERA. SO, UM, WE'D HAVE TO TAKE A LOOK AT THAT. I'LL ALSO BE CONSULTING WITH LEGAL TO MAKE SURE THAT THE PROJECTS WE BRING YOU ARE ACTUALLY APPROVED APPROVED TO BE FUNDED BY THE CORPORATION AS WELL. WELL, AND THAT WAS GONNA BE MY NEXT QUESTION, LIKE MAKING SURE WE HAVE A LIST OF CANS AND CAN'T YES. OF, OF THINGS THAT WE, WE ARE ABLE TO DO OR NOT. SO YEP. AND CHA THE, THE SIDEWALK PROJECTS AND ON LIVE OAK AND, YOU KNOW, SOME OF THE WALKABILITY THINGS THAT I KNOW WERE CONSIDERED IN CIP. YES. UM, THANK YOU FOR THAT. 'CAUSE THAT DOES BRING UP ONE OTHER, UM, POTENTIAL PROJECT THAT THE BOARD MAY CONSIDER, UM, IN AN EFFORT TO SORT OF SPREAD THE LOVE, IF YOU WILL. UM, YES, WE WANNA BE SUPPORTING THINGS THAT ARE, UM, GONNA BE KEY FOR OUR INDUSTRIAL GROWTH THAT WE KNOW IS COMING IN SOME DEVELOPMENT. AND I'LL SHARE A MAP WITH Y'ALL AS WELL THAT A DEVELOPER SHARED WITH ME ABOUT WHAT'S COMING DOWN LIMMER LOOP, UH, CLOSER TO THE ONE 30. BUT IT'S, IT'S SIGNIFICANT. UM, BUT WE ALSO THINK ABOUT OUR DOWNTOWN, RIGHT? AND THERE WAS RECENTLY A WORKSHOP FOR CITY COUNCIL WHERE THEY TALKED ABOUT THE ROADS IN OLD TOWN AND KIND OF REIGNITED THE LIVE OAK PROJECT. UM, PECAN STREET IS ALSO ANOTHER NICE CONNECTOR, UH, THAT'S IS STILL IN NEED OF IMPROVEMENTS. AND FOR NOW, UM, NOT KNOWING THE TIMELINE FOR THE CO-OP BUILD OUT, UM, THROUGH PECAN, THE PECAN STREET AREA, UM, THAT WOULD BE SOMETHING THAT WE IF APPROVED, UH, TO BE FUNDED BY THE CORPORATION WE WOULD BRING FORWARD. BECAUSE FOR NOW THAT CONNECTS A MAJOR PARKING AREA. SO WHEN THERE ARE EVENTS DOWNTOWN, WHICH IS ABSOLUTELY ECONOMIC IMPACT, UM, THAT IS A GREAT WALKING, UH, CONNECTION FROM PARKING AT THE CO-OP AND WITH THE GARAGE ABOUT TO OPEN HERE, UH, BEFORE THE END OF THE YEAR, IT'S GONNA BE EVEN MORE SO PEOPLE ARE PARKING OVER HERE TO WALK TO EVENTS DOWNTOWN. SO PROVIDING, UH, SAFE PASSAGE [00:15:01] WITH SIDEWALKS AND THE APPROPRIATE DRAINAGE, PUTTING UTILITIES UNDERGROUND, THINGS LIKE THAT, UH, I THINK WOULD BE A STRONG CONTENDER FOR THE SPORT TO CONSIDER AS WELL. AND IT HELPS GET THAT BALANCE BETWEEN IS, ARE WE DOING PARKS AND TRAILS A LITTLE BIT AND OTHER INFRASTRUCTURE PROJECTS, ROAD PROJECTS FOCUSING ON OUR DOWNTOWN. SO THERE'S A LOT OF OPTIONS. UM, AND WE'LL MAKE SURE AND BRING YOU A NICE ROBUST LIST OF OPPORTUNITIES THAT HIT ON VARIOUS PRIORITIES, UM, BOTH OF THIS BOARD AND ALSO COUNCIL SO THAT THERE'S A GOOD, UM, COLLABORATION THERE. ARE WE GONNA HAVE ANY, UH, ARE WE GONNA HAVE ANY IDEA WHAT THE COMMITMENT TO MIDWAY IS GONNA BE TO REALLY DEVELOP OUT THAT COTTONWOOD PROJECTS PRIOR TO TAKING ON SOME OF THESE, UH, INFRASTRUCTURE PROJECTS? THAT WOULD BE MY GOAL, IS TO HAVE THAT BETTER IRONED OUT PRIOR TO THE NEXT JOINT EDC CITY COUNCIL MEETING IN JANUARY. UM, THEY'VE ASKED FOR A 90 DAY EXTENSION AND I THINK IN THAT TIME, UM, WE'LL BE ABLE TO MAKE SOME PROGRESS ON AN ACTUAL CONTRACT AND A TIMELINE, UH, KIND OF IF THIS, THEN THAT SITUATION.
