IT'S A PROPOSED COMMERCIAL DEVELOPMENT ON THE NORTHEAST CORNER OF HIGHWAY 79 AND STATE HIGHWAY ONE 30.
IT'S PLANNED TO BE ANCHORED BY AN APPROXIMATE 23,000 SQUARE FOOT SPROUTS FARMER'S MARKET GROCERY STORE WITH AN ADDITIONAL 24,000 SQUARE FEET OF PLANNED COMMERCIAL SPACE SPLIT BETWEEN TWO MULTI-TENANT BUILDINGS AS WELL AS PAD SITES FOR ADDITIONAL TENANTS.
THEY'RE SEEKING INCENTIVES OF $875,000 FROM THE EDC AND THE FORM OF ECONOMIC DEVELOPMENT GRANT FUNDS TO BE SPREAD OUT OVER A THREE YEAR TERM CONDITIONED UPON THE OPENING OF THE SPROUT STORE AND THE COMPLETION AND PARCEL LEASING OF THE TWO ADDITIONAL MULTI MULTI-TENANT BUILDINGS.

UH, IT DOES ALIGN WITH THE CITY COUNCIL STRATEGIC PLAN AND IT DID USE A VARIETY OF RESOURCES AND INPUTS.
SO THAT STRATEGIC PLAN THAT COUNCIL ADOPTED EARLIER THIS YEAR, THE COMP 2040 PLAN, THE VARIOUS MASTER PLANS OF THE CITY AS WELL AS STAFF INSIGHTS.
UM, THIS IS DIFFERS A LITTLE BIT FROM THE STRATEGIC PLAN FROM COUNCIL.
IT GOES A LITTLE BIT MORE IN DEPTH AND INCLUDES GOALS.
UM, SO THOSE INCLUDE, UH, CERTAIN DELIVERABLES FROM STAFF AND METRICS TO RECORD, UM, OUR PROGRESS AND WHETHER OR NOT WE ACHIEVE THOSE GOALS.

UM, THE MOU CLEARLY SETS EXPECTATIONS AND WE LOOK FORWARD TO THE DEVELOPER MEETING THOSE FOR MEETING THOSE OBLIGATIONS.
